Can foreigners own a villa in Indonesia?

How much does a villa cost?

Three transparent tiers: QUBA 1–3 (entry, intimate beachside escapes) — US$ 137,320; QUBA 4–12 (mid tier, pool retreats and two-storey sanctuaries) — US$ 522,250 on average; QUBA 13–15 (premium, the Grand Domes) — US$ 818,434. The full 15-villa portfolio represents over US$ 8.06 million.

What exactly is included in the price?

Everything needed to reach a fully operating villa: the land lease, complete construction, interior design, and first-year operational costs. No hidden extras between signing and receiving your keys.

What returns can I expect?

The financial model projects a realistic ramp-up: a small dip in year one, break-even in years 2–3, and mature returns by year five of 13% (entry tier) up to 47% (premium tier), with a modelled compound annual growth rate of 34.96% across the project. How does payment work?

In four stages, each tied to a physical, verifiable milestone: 40% on signing (land lease, permits, legal), 30% when the main structure is complete, 20% on completion of construction and interiors, and 10% at final inspection and handover. Your funds always match real, audited progress on the ground.

When will the villas be ready?

Construction begins in 2026; handover is scheduled for 2027, with the wider village and community facilities maturing through 2030 under a five-year sustainable development plan.

Can I visit before deciding?

Founder Britta Slippens — three decades of hospitality craft from Vienna and Spain to Lombok — and the team behind Mentigi Bay Dome Villas, operating on this bay since 2011. The developing company is PT Bluewater Cruises, Bali, Indonesia.

Can I buy more than one villa — or the whole resort?
